Meals and extra charges

  • Daily breakfast is included. Other meals, beverages and groceries are charged separately.
  • Private chef service is included; food and beverages are separate.
  • In-villa grocery shopping: THB 300 or 25% of grocery cost, whichever is higher, plus 7% VAT. Pre-arrival shopping: THB 650 or 25%, whichever is higher, plus 7% VAT.
  • The separate à-la-carte menu prices are in THB and carry 10% service charge and 7% government tax; confirm which dining arrangement applies.

Minimum stay and dates

  • Normally 3 nights in normal and shoulder seasons; 4 nights in high season, 7 nights in peak season and 10 nights when spanning Christmas and New Year.
  • 2027 high season: 5–12 February, 21 March–5 April, 13–19 April and 1 July–31 August. Peak: 1–11 January and 19–31 December.
  • The applicable dates, exceptions and total price must be confirmed in the quotation.

Guest arrangements

  • Six main bedrooms with additional mezzanine, loft or adjoining sleeping spaces. The rate sheet caps the full configuration at 15 guests, while the descriptive factsheet mentions 17; bookings above the published configuration limit require separate written clarification.
  • Loft futon spaces are not suitable for elderly guests or children. Confirm which additional beds are approved for your configuration.

Before booking

  • Rates are quoted per villa per night in USD; published supplier rates are subject to 17.7% tax and service charges. The final quotation controls the full amount.
  • Confirm the reservation prepayment schedule, any separate refundable damage deposit, and the cancellation terms before payment.
  • Events, weddings, outside visitors and professional services require separate written approval and quotation.
  • The published damage deposit is USD 1,500, separate from reservation prepayment. Confirm collection and return conditions in writing.
