Meals and extra charges
- Daily breakfast is included. Other meals, beverages and groceries are charged separately.
- The supplied property factsheet lists in-villa dining at THB 2,500++ per day for one or two meals, plus groceries and shopping charges. Confirm whether central-kitchen delivery has a separate arrangement.
- Groceries are charged at cost plus a 25% shopping fee, with a minimum shopping charge of THB 300, plus 7% VAT. Confirm the itemised total.
- Order at least 24 hours ahead. Meals are normally served family-style, with up to 8 dishes excluding rice. More than 14 diners require additional help or a second chef at extra cost.
Minimum stay and dates
- Normally 2 nights in normal and shoulder seasons; 4 nights in high season, 7 nights in peak season and 10 nights when spanning Christmas and New Year.
- 2027 high season: 5–12 February, 21 March–5 April, 13–19 April and 1 July–31 August. Peak: 1–11 January and 19–31 December.
- The applicable dates, exceptions and total price must be confirmed in the quotation.
Before booking
- Rates are quoted per villa per night in USD; published supplier rates are subject to 17.7% tax and service charges. The final quotation controls the full amount.
- Confirm the reservation prepayment schedule, any separate refundable damage deposit, and the cancellation terms before payment.
- Events, weddings, outside visitors and professional services require separate written approval and quotation.
- Published damage deposit: USD 500 or THB 20,000. Confirm the accepted currency and collection/return conditions; this is separate from reservation prepayment.
